Dues and Assessments

Annual homeowner dues are $360 for all homeowners in Fairhill and Springlake subdivisions, and are due on January 1 of each year.


The dues are assessed to fund the necessary expenses incurred to maintain our community. These expenses include, but are not limited to, the following:

 

Payment Options

Automatic Draft

Effective January 1, 2008, homeowners will have the option to have their dues automatically drafted from a checking or savings account. The new Council has implemented this option in an attempt to make paying your dues more convenient. You will never have to worry about making your payments on time! You will have the option of monthly, quarterly, semi-annual, or annual drafts! Click here for the "Bank Draft Authorization" form. The form must be completed and mailed to the Association by December 15, 2007 in order for it to be effective for January 1, 2008. Start sending in now for 2008 dues!

If choosing this payment option, please log onto www.paypal.com. If you do not already have an account with PayPal, you will be required to set up an account for no charge. Once your account is active, you can submit payments via the internet using your credit card or bank account of your choice. Remember: Each time you submit payment via PayPal, the Association is charged a fee. If you choose to pay via PayPal, please add $5 to your payment to help the Association cover this charge.

 

Fee Schedules

Automatic Draft (monthly, quarterly, semi-annually, or annually)

If you choose to have your account automatically drafted, you will not have to worry about making scheduled payments! All drafts will be posted in a timely manner in which you will avoid any late fees.

 

Annually ($360 per year)

Semi-Annually ($180 twice a year)

The fee schedule for the first $180 due on January 1 will be assessed according to the same timetable above for annual payments.

Late Fees and Other Charges

Late Fees

In accordance with the Deed Restrictions of every homeowner, late fees will be assessed on all payments not received by the due date. Depending on your lot number, late fees will be calculated as 14 to 20% of your outstanding balance. The late fees will accumulate until payment is received.

 

Lien Fees

For homeowners with unpaid dues and late fees, the Association will file a lien on your home. The lien will prohibit a homeowner from selling or refinancing their home until the obligation to the Association is satisfied. The lien will be cancelled upon receipt of full payment. The costs of filing and canceling the lien will be the responsibility of the homeowner. This cost is a minimum of $125.

 

Attorney Fees
If necessary, the Association will take appropriate legal action to collect any outstanding balances. If suit is filed against a homeowner, the homeowner will incur attorney fees that will be a minimum of $900.

 

NSF Fees

For any check or automatic draft returned as non-sufficient funds, the homeowner will incur an additional $25 fee.

 

Excerpt from Deed Restrictions

"6.6 Each member is obligated to pay to the Association annual and special assessments which are secured by a continuing lien upon the property against which the assessment is made. Any assessments which are not paid when due shall be delinquent. If the assessment is not paid within thirty (30) days after the due date, the assessment shall bear a late charge penalty from the date of delinquency at the rate of Twenty Percent (20%) per month until paid, and the association may bring a personal action at law against the Owner who is personally obligated to pay the same and/or foreclose the lien against the property, interest, cost, and reasonable attorney's fees (of not less than $750) and/or collection agency fees (of not less than $100.00). Effective January 1, 1999, all member (homeowner) dues and fees shall be paid on an annual or semi-annual basis. Payment dates shall be January 1st and July 1st as each calendar year. Invoices may or may not be sent to each member however, the failure to receive an invoice for dues does not relieve the member (homeowner) from the obligation to pay their dues timely. Delinquent amounts will be turned over to an attorney and/or collection agency for collection. No owner may waive or otherwise escape liability for the assessments provided for herein by non-use of the Common Area or abandonment of his Lot."
